Patent Claims:1. A composition comprising (a) a peptide consisting of the amino acid sequence of SEQ ID NO: 2, wherein the peptide has osteoinductive activity or chondroinductive activity, and (b) collagenase, wherein the molar ratio of the peptide to collagenase is between 1:100 and 100:1.

2. A method of promoting differentiation of cells into osteoblasts or chondrocytes, comprising treating the cells with the composition of claim 1 in an amount effective to promote the differentiation, wherein the cells are selected from the group consisting of progenitor cells, adult stem cells, and induced pluripotent stem cells.

3. The method of claim 2, wherein the cells are progenitor cells or adult stem cells.

4. The method of claim 3, wherein the progenitor cells or the adult stem cells are derived from placenta, bone marrow, adipose tissue, blood vessel, amniotic fluid, synovial fluid, synovial membrane, pericardium, periosteum, dura, peripheral blood, umbilical blood, menstrual blood, baby teeth, nucleus pulposus, brain, skin, hair follicle, intestinal crypt, neural tissue, or muscle.

5. The method of claim 2, wherein the cells are induced pluripotent stem cells.

6. A method of promoting osteogenesis of cells in a tissue, comprising treating the tissue with the composition of claim 1 in an amount effective to promote osteogenesis, chondrogenic, or ligament/tendon differentiation of the cells in the treated tissue, wherein the tissue is bone tissue or connective tissue.

7. The method of claim 6, wherein the osteogenic activity of the cells in the treated tissue is greater than the osteogenic activity of cells in an untreated tissue.

8. The method of claim 6, wherein the tissue is bone tissue.

9. The composition of claim 1, further comprising at least one pharmaceutically acceptable carrier.

10. A method of making the composition of claim 9, comprising (a) contacting mature BMP-2 with a protease to generate the peptide, (b) harvesting the peptide, and (c) mixing the peptide with the at least one pharmaceutically acceptable carrier and collagenase, whereby the composition is prepared.

11. The method according to claim 10, wherein the protease in step (a) is selected from the group consisting of collagenase, clostripain, dispase, trypsin, BMP-1 (bone morphogenetic protein-1), MMP-13 (matrix metalloproteinase-13), and a mixture thereof.

12. A method of making the composition of claim 9, comprising (a) culturing a host cell to express the peptide, wherein the host cell comprises a vector that encodes the peptide, (b) harvesting the peptide, and (c) mixing the peptide with the at least one pharmaceutically acceptable carrier and collagenase, whereby the composition is prepared.

13. The composition of claim 9, wherein the pharmaceutically acceptable carrier is selected from the group consisting of saline, Ringer's solution, dextrose solution, 5% human serum albumin, dispersion media, coatings, antibacterial and antifungal agents, and isotonic and absorption delaying agents.

14. A method of increasing a cellular growth factor activity in cells, comprising treating the cells with the composition of claim 1 in an amount effective to increase the growth factor activity in the cells, wherein the cells are selected from the group consisting of progenitor cells, adult stem cells, and induced pluripotent stem cells, and wherein the growth factor activity is selected from the group consisting of osteoinductive activity, chondroinductive activity and a combination thereof.

15. The method of claim 14, wherein the cells are progenitor cells or adult stem cells.

16. The method of claim 15, wherein the progenitor cells or the adult stem cells are derived from placenta, bone marrow, adipose tissue, blood vessel, amniotic fluid, synovial fluid, synovial membrane, pericardium, periosteum, dura, peripheral blood, umbilical blood, menstrual blood, baby teeth, nucleus pulposus, brain, skin, hair follicle, intestinal crypt, neural tissue, or muscle.

17. The method of claim 14, wherein the cells are induced pluripotent stem cells.

18. The composition of claim 1, wherein the concentration of the peptide is 50 ng/mL.

19. A method of growing or culturing cells comprising growing or culturing the cells in the presence of the composition of claim 1.

20. The method of claim 19, wherein the cells are selected from the group consisting of mesenchymal stem cells, adipose-derived stem cells, embryonic stem cells, progenitor cells, differentiated cells, undifferentiated cells, and induced pluripotent stem cells.
